LDG expands footprint in Georgia

(DeCatur and Union, GA—) Families living in Fulton and DeKalb counties will soon have access to more than 480 units of new affordable housing thanks to two new developments that are underway in the area. Local leaders from the area joined with LDG Development—the nation’s largest developer of affordable housing—on Tuesday, June 8th to celebrate the near completion of Union Landing followed by a groundbreaking for Phoenix Station on Wednesday, June 9th.  Officials involved with both projects say that this housing is needed to accommodate the growth taking place in the areas surrounding Atlanta and to provide families living in Decatur and Union City with newer housing options.

“There aren’t many communities in this country that have experienced the growth that Northeast Georgia has over the past 10-15 years,” said Chris Dischinger, co-founder and co-principal for LDG Development .  “As LDG considered the areas that we wanted to invest more resources in and partner with, Union City and the city of Decatur certainly made sense.”

Located at 4712 Flat Shoals Road, Union Landing will offer 240 units of spacious1, 2- and 3-bedroom units for families earning up to 60 percent of the area median income.  The development offers several in unit and onsite amenities including upgraded flooring and large closets; a large swimming pool and walking trails; as well as a business and fitness centers. Rental rates at Union Landing range between $861-$1,181 per month.  Union Landing welcomed its first resident in November is already more than 70 percent leased.

Phoenix Station is located 10 miles from downtown Atlanta and directly across the street from the Kensington MARTA station.  Once complete, the property will provide 244 units of 1, 2 and 3-bedroom apartments and an onsite amphitheater, a playground, and a splash park.  

This development will also contain some commercial space and will serve as the headquarters for LDG’s Georgia office.  Phoenix station is reserved for families earning up to 80 percent of the area median income, and LDG expects the first wave of units to become available by November 2022.

“Moving LDG’s Phoenix Station affordable housing project through the zoning process came with challenges along the way,” said Steve Bradshaw, presiding officer of the DeKalb County Board of Commissioners. “But it was always my belief that it was the right development at the right time in order to provide housing for the workforce of DeKalb County.”

In addition to Union Landing and Phoenix Station, LDG has a number of other developments under construction in Georgia.  This includes Heritage Townhomes in The City of Stonecrest; and Sunrise View, which is also located in Decatur on Redan Road.  Along with Horizon Ridge, currently under construction in Augusta, the company has two other developments within the state—Peach Orchard in Augusta which opened in 2018 and Jefferson Grove in Newnan which opened in 2020.  By the end of 2022, LDG will have more than 1600 units in Georgia with more than 600 additional affordable units closing in 2021 and 2222 making it one of the state’s largest developer of affordable housing for working families and active seniors. 

Dischinger says that as more communities work to attract the workforce needed to support their long- and short-term economic development goals, ensuring there is a diverse array of housing options is essential.

“The global COVID pandemic reminded all of us on that access to quality housing is essential to achieving the outcomes we all want for our communities, said Dischinger.  “Political, civic and business leaders in Georgia clearly this and are reaping the benefits for their investment and leadership on this issue.
