Mayor Greenberg joins community leaders and LDG to celebrate grand opening of $45 million housing development in the Russell Neighborhood
Opening of The Eclipse in Russell brings 280 high-quality homes to West Louisville.
Mayor Craig Greenberg and other officials joined with representatives from LDG Development to celebrate the opening of The Eclipse in Russell—a 280-unit affordable housing development that serves local families who earn between 30 to 80 percent of the area median income or up to $77,280 annually for a family of four. Located in the historic Russell Neighborhood, the development represents a $45 million investment into the area and brings new high-quality housing to this growing part of the community.
“The investment in quality, affordable housing in Russell is helping transform this neighborhood,” said Mayor Greenberg. “From a fitness center to job training and free preschool, residents have everything they need on site to set them up for success—that is what community is all about.”
Located at 610 S. 29th Street, The Eclipse will provide 1-, 2- and 3-bedroom apartment homes that include a variety of in-unit and community amenities. This includes spacious floor plans, upgraded flooring and counter surfaces, a children’s play area, bike storage, an outdoor seating area, a clubhouse that will include business and fitness centers and a resident food pantry.
Residents at this development will also benefit from several community partnerships. Through a partnership with Norton Healthcare, residents interested in pursuing a career in healthcare will be eligible to participate in a variety of paid training programs designed to lead to full-time employment with the region’s largest healthcare provider. Similarly, through a partnership with Jefferson Community and Technical College, LDG has developed a program to train residents who are interested in careers in property management and maintenance.
The Eclipse is also located adjacent to the recently opened Bezos Academy Louisville- Russell, that was built in partnership with LDG Development and provides full-day, year-round early childhood education at no cost to families.
“The Eclipse represents the kind of community that can be achieved when mission-driven partners come together,” said Chris Dischinger, co-founder and co-principal of LDG Development. “It’s about providing residents with a quality home and connecting them to resources that help improve outcomes for the entire community.”
Financing for the development was made possible through the support of the Kentucky Housing Corporation, Huntington Community Impact Capital, Fifth Third Bank, Louisville Metro Government ARP funding via the Louisville Affordable Housing Trust Fund and JLL Real Estate Capital. In addition, many of the units are Project Based Voucher units awarded through Louisville Metro Housing Authority as part of the HUD Choice Neighborhood Initiative Grant revitalization and relocation plans for Beecher Terrace.

This development is named after The Eclipse Park, which is now known as Elliot Park and is part of The Olmsted Conservancy of Parks. Located just minutes from the development, this recreational outdoor space once served as the home field for the major league baseball team, The Colonels. To acknowledge the rich history of the area, LDG worked with local artists who have ties to the Russell community to develop the artwork featured in the clubhouse.
Monthly rental rates at The Eclipse range from $1,004 to $1,694. The development welcomed its first resident in May 2025, and as of October 8, the community is 50 percent leased and 45 percent occupied.
Dischinger says that developments like The Eclipse reflects LDG’s commitment serving 60,000 families across the country by 2035.
